1. Unit further disassembled and components chemically treated - panels, housing, and internal components are stripped down beyond the standard level, giving us access to surfaces that a basic clean can't reach. Every exposed component is chemically treated to eliminate dust, mould, bacteria, and viruses.

2. Drip tray removed or accessed - the drip tray sits beneath the condenser coils and catches condensation every time your unit runs. It's warm, wet, and hidden which makes it the first place mould establishes itself, and usually the source of the contamination that spreads throughout the rest of the unit. Most cleans never touch it. We remove it completely.

3. Mould physically removed from the drip tray - chemical treatment alone kills mould, bacteria, and viruses, but dead mould still poses a risk. Even after treatment, mould can continue to release harmful mycotoxins and spores. That's why we don't just treat the tray - we physically remove the mould from it entirely.

4. Drip tray chemically treated as a final layer of protection - once all visible mould and debris have been physically removed, we chemically treat the tray again. Why should you clean your HVAC system regularly?

Mould builds up in every AC unit without exception

Every time an air-conditioner runs in cooling mode, warm, damp air passes over a very cold part inside the unit called the coil. When this happens, water forms from the air. This water is meant to drain away through a tray and pipe inside the system.

Over time, a few things start to happen:

Dust and dirt build up inside the unit

Moisture stays inside the system during and after it runs.

Some areas inside the unit don’t get much airflow and stay damp.

This creates a slimy layer where mould and bacteria can grow and stick. Once this layer forms, normal cleaning on the outside won’t remove it.

When mould starts growing inside the unit, it doesn’t stay in one place. A ductless air-conditioner works in a loop, so mould can spread through the whole system.

Your fan drum is carrying weight it was never designed for.

Inside every AC unit, the fan drum spins constantly to push air through your home. The problem is the environment it operates in, cold, damp and humid. Is exactly where dust, lint, and debris stick and stay.

How often should I actually get my aircon cleaned?

For most Australian homes, once every 12 months is the sweet spot. If you use the system most days, have someone in the house with asthma or allergies, every 6–12 months is better. Ducted systems don't require as much attention. We recommend every 1-3 years. We'll tell you what makes sense for your setup. We're not going to put you on a schedule you don't need.

We only use the aircon a few months a year. Does it really need cleaning?

Actually, systems that sit idle still grow mould. When your aircon isn't running often, moisture sits inside the unit with no airflow to dry it out. That's where mould and bacteria thrive. Then when you switch it on for the first time in months, all of that gets blown straight into your living space. If it smells stale or musty on that first run, that's exactly what's happening.

How long does a clean actually take?

A standard split system clean takes around 1–2 hours depending on the condition of the unit. Ducted systems take longer, typically 3–5 hours, because we're cleaning the indoor unit, the ductwork, supply vents, and return air grille. We'll give you a time estimate before we start so you can plan your day around it.

Will the clean make my house messy?

No. We use catchment tools and protective coverings around the work area. For split systems, we use a purpose-built wash bag that catches all the water and debris during the clean so nothing ends up on your carpet. For ducted systems, we contain the home and vents. We leave your home the way we found it - minus the dust in your aircon.

I've seen cheap aircon cleans advertised for $50–$80. What's the difference?

A cheap clean usually means someone pulls the filters, gives the unit a quick spray, and leaves. That doesn't touch the coils, the blower fan, the drain pan, or the ductwork which is where the real buildup lives. A professional deep clean strips the unit back, flushes the coils with a proper cleaning solution, clears the drip tray, and sanitises the system. Can a dirty aircon actually make you sick, or is that an exaggeration?

It's not an exaggeration. A dirty system can circulate mould spores, bacteria, dust mite waste, and other allergens directly into your breathing space. Symptoms like headaches, fatigue, sinus issues, itchy eyes, and worsening asthma are commonly linked to poor indoor air quality. You might not connect it to the aircon because the symptoms come on gradually but if they ease up when you leave the house and come back when you're home, your system is worth looking at.

Do you clean the outdoor unit as well?

This is an optional extra. The outdoor condenser unit collects dirt, leaves, cobwebs, and debris that restrict airflow and reduce efficiency. We clean the condenser coils and clear any obstructions so the system can reject heat properly. If the outdoor unit is choked up, your aircon has to work harder and use more power to achieve the same temperature which costs you money on every cycle.

I live in an apartment with a single split system. Is it worth getting cleaned or is this more for big houses?

It's worth it regardless of size. In fact, apartments can be worse because they tend to have less ventilation and the aircon does more of the heavy lifting for air circulation. A single split system in an apartment is often the only thing filtering and moving the air in your entire living space. If it's dirty, there's nowhere else for clean air to come from. Small space, bigger impact.

Can I just watch a YouTube video and do it myself?

You can clean the filters and wipe down the louvres yourself - and we'd encourage that between professional cleans. But getting to the evaporator coils, blower fan, and drain system requires disassembly, the right tools, and cleaning solutions you won't find at Bunnings. On ducted systems, the ductwork is completely inaccessible without professional equipment. DIY surface cleaning is maintenance - a professional deep clean is the reset your system actually needs.

My aircon works fine. Why would I pay to clean something that isn't broken?

An aircon that blows cold air isn't necessarily a clean one. Over time, dust, moisture and organic matter build up inside the unit, on the coils, in the drip tray, and through the ductwork. This buildup forces your system to work harder, which drives up your electricity bill and shortens the life of the unit. A professional clean restores efficiency and can lower running costs. Think of it like servicing your car, you don't wait until the engine dies.

I just rinse the filter every few months. Isn't that enough?

Rinsing the filter is a good start, but the filter only catches what passes through it. In ducted systems especially, contaminants can sit in the supply and return ducts for years without being disturbed. A deep clean covers the parts you can't see or reach.

What does 'chemical flush' actually mean? Are you pumping harsh chemicals into the air my family breathes?

A chemical flush uses professional-grade coil cleaners to break down the buildup on the coils, drip tray and blower fan. These are rinsed thoroughly after application, nothing is left sitting in the system. The chemicals we use are specifically designed for HVAC systems and are safe for indoor use once the process is complete. It's the difference between wiping down a kitchen bench and actually degreasing it.

Air sanitisation sounds like a marketing buzzword. Is that a real thing?

Air sanitisation or "fogging" is the final step in treating an indoor air quality problem properly. We recommend this step if you have mould in your air conditioner. We use a specialised machine to fill your home with a fine, non-toxic mist that reaches everywhere air does. Into corners, behind furniture, along ceilings, and into soft furnishings. The mist targets airborne and settled mould spores, bacteria, and other biological contaminants that have been circulated through the house by your aircon or natural airflow. A deep clean fixes the source, but fogging deals with everything that's already spread beyond it. Think of it this way - cleaning the aircon stops the problem from getting worse, fogging cleans up what it's already left behind.

Is the fogging mist safe for my family and pets?

Completely. The product we use is non-toxic, contains no harsh chemicals, and leaves no harmful residue. It's safe for people, pets, and surfaces. You don't need to throw out food, cover furniture, or deep clean after we leave. Once the mist settles, your home is safe to live in as normal, just with significantly cleaner air.

Isn't this just a made-up service that didn't exist ten years ago?

HVAC cleaning has been an established part of the industry for decades, it just wasn't marketed to residential customers the way it is now. The IICRC (Institute of Inspection Cleaning and Restoration Certification) and NADCA (National Air Duct Cleaners Association) both set professional standards for this work. What's changed isn't the need, it's the awareness. What's the difference between cleaning a ducted system and a split system?

With a split (ductless) system, the clean focuses on the indoor wall mounted unit. The coils, filters, blower fan, and drip tray. With a ducted system, you've got all of that plus metres of ductwork running through your ceiling or under the floor, along with supply vents and a return air grille. Ducted systems have more surface area for dust and mould to accumulate, which is why they typically need more thorough cleaning and take longer.

Last time I got someone in for the aircon they tried to upsell me on everything. How do I know you won't do the same?

"Mould Mates was created out of frustration with an industry that often treats mould as a cosmetic issue rather than a building and health problem.

For most of my younger life, my family and I lived in mouldy rental properties, Everyone in the home had constant health issues despite leading a healthy lifestyle and diet.

Too often, we saw mould “treated” with a quick clean, wiped with bleach or painted over, only for it to return weeks or months later. The moisture source, the causation, was ignored. Contaminated materials were left in place, and we were left thinking the problem was fixed, when it wasn’t.

Later in life after many years in the construction industry, I understood how buildings are constructed, how moisture moves, and why shortcuts fail. I also saw too many operators cutting corners building flawed homes destined to have long term issues.

So I stepped away to build something better.
